How the 200 acres are spent

A land budget is the first honest test of a city plan: it shows what the developer actually intends to build rather than what the render implies. Every acre below is allocated, and the allocations sum to 200.

The blocks below are drawn to scale against their acreage, so the diagram and the table cannot disagree. Positions show intended adjacency — housing near schools, industry-facing commercial near the highway, green space doubling as drainage — not a surveyed layout.

What each allocation is for

Residential

70 ac

Mixed-income housing across low-rise terraces and mid-rise apartment blocks, phased so that key workers move in alongside the first commercial tenants rather than years later.

Infrastructure

30 ac

Roads, drainage, water treatment, the solar and storage plant, the substation and the edge data centre — the horizontal layer that gets built before a single unit is sold.

Green & recreation

30 ac

Central park, retained wetland and drainage swales, and a sports precinct. Green space here is flood infrastructure as much as amenity.

A note on the numbers

What is fixed and what is still moving

Fixed

The land budget itself. 200 acres, split as shown. Moving acreage between districts changes the whole financial model, so it is treated as a design decision rather than a detail to be settled on site.

Still being validated

Exact plot boundaries, block layouts and unit mixes follow the survey and the detailed design. Four cost inputs — land price per acre with highway frontage, horizontal infrastructure cost per developable acre, data-centre capex, and plot absorption rate — are being priced by an independent Lagos quantity surveyor.
